  • Fire Damper Servicing

    Fire dampers play a crucial role in a building’s fire safety system. If they don’t operate as designed fire can spread with rapid, lethal results. The difference between a well-maintained, working fire damper and an ill-maintained, partially working fire damper can be the difference between life and death in the case of a fire.


    Maintenance of dampers is often overlooked as part of an overall maintenance regime, following the adage ‘out of sight, out of mind’. Dampers are located within ventilation and air conditioning ducts and designed to prevent the spread of fire inside the ductwork. This process forms a critical part of any passive fire strategy. In the event of a rise in temperature, typically caused by heat or smoke, the damper will close, usually activated by a thermal component. Heat or smoke identified within the system may indicate the presence of a fire, which should activate the closure of the damper blades and prevent the spread of fire through the building.


    The Regulatory Reform (Fire Safety) Order 2005 places a duty of care on the building owner/occupier to take such general fire precautions as will ensure, so far as reasonably practicable, the safety of the building and the safety of the people within it. Section 17 of this Order deals with maintenance of systems to control the fire risk and requires that they are subject to a suitable system of maintenance and are maintained in an efficient state, in efficient working order and in good repair.


    British Standards give a good definition of ‘suitable system’. British Standard 9999:2017 Annex W.1 gives clear guidance that all fire dampers should be tested at regular intervals not exceeding 2 years and that spring-operated fire dampers should be tested every 12 months and at greater frequencies if in a dust-laden environment.


    All fire and smoke dampers within your building(s) should be located, serviced and tested. Then a schedule created for regular checks to ensure their continued safe operation.


    RCR Services Fire/Smoke Damper inspections include:

    • Inventory of all dampers to be tested.

    • All Fire/Smoke dampers will be manually released to ensure the integrity of the spring-loaded shutter.

    • The Fusible link should be inspected for any deformity or damage.

    • The Fire/Smoke Damper will be cleaned and lubricated within the closed position.

    • The Fire/Smoke Damper shall then be opened and reset.

    • Any severe corrosion found shall be reported to the client.

    • Test results with client information including position within the building/system, date, and the name of operative shall be recorded and any comments noted if further action is required.

    • Asset register to include damper location and ID number.

    • Inspection results including details of failed damper operation.

    • If drawings are provided, update and annotate details.

    • Digital photographic evidence of damper condition prior to and after testing procedures unless otherwise specified by the client.

    • Explanation of failed operation and recommended corrective or remedial action.

  • PAT Testing

    We offer a low-cost portable appliance testing service for Landlords, Hotels, Retail Outlets, Offices and many other sectors.


    PAT Testing is advised for all public buildings, businesses and public areas. An insurance company would normally require PAT testing to be carried out annually before supplying employees' insurance or public liability insurance. Also, in the event of a fire or incident involving an untested portable electrical appliance, it would be very difficult for the owner to claim no responsibility.


    Pricing includes FREE – minor repairs, plug rewires, fuse replacement, microwave leakage test, test reports & certificates.


    Prices start from £2.00 – £3.00 per appliance (depending quantity) + attendance fee (depending on location) + VAT


    Why do I need to have my appliances tested?


    The best way of ensuring that your appliances are safe is to have a PAT test carried out on them. This is a good way for companies and landlords to ensure that they are meeting their legal obligations to maintain high standards of electrical safety in the premises


    What does it involve?


    Visual inspection of the appliance, flex and plug top – Look for any visual signs of damage or overheating

    Open Each Plug Top – Inspect the fuse and connections and tighten wire connections

    Electrical tests – The appliance is put through a series of electrical tests to ensure that it is properly earthed (Earth Continuity Test, Class 1 appliance) and insulated (Insulation Resistance Test, Class 1 and 2 appliance)

    Labelling – A label is affixed to the appliance indicating whether it has passed or failed as well as additional information including the test date, re-test date and Appliance ID number assigned to it

    Records – A detailed record is given for each appliance tested as well as an inventory summary. These records will be made available in an electronic format (hard copy available upon request)

    What is PAT Testing?


    Portable appliance testing (PAT) is the term used to describe the examination of electrical appliances and equipment to ensure they are safe to use. Most electrical safety defects can be found by visual examination, but some types of defect can only be found by testing. However, it is essential to understand that visual examination is an essential part of the process because some types of electrical safety defect can't be detected by testing alone.


    A relatively brief user check (based upon simple training and perhaps assisted by a brief checklist) can be a very useful part of any electrical maintenance regime. However, more formal visual inspection and testing by a competent person may also be required at appropriate intervals, depending upon the type of equipment and the environment in which it is used


    I've been told that, by law, I must have my portable electrical appliances tested every year. Is this correct?


    The Electricity at Work Regulations 1989 require that any electrical equipment that has the potential to cause injury is maintained in a safe condition. However, the Regulations do not specify what needs to be done, by whom or how frequently (i.e. they don't make inspection or testing of electrical appliances a legal requirement, nor do they make it a legal requirement to undertake this annually).


    How frequently do I need to test my electrical appliances?


    The frequency of inspection and testing depends upon the type of equipment and the environment it is used in. For example, a power tool used on a construction site should be examined more frequently than a lamp in a hotel bedroom.     Do I need to keep records of testing and should I label any appliances tested?


    There is no legal requirement to label equipment that has been inspected or tested, nor is there a requirement to keep records of these activities. However, a record and / or labelling can be a useful management tool for monitoring and reviewing the effectiveness of the maintenance scheme – and to demonstrate that a scheme exists.


    Do I need to test new equipment?


    New equipment should be supplied in a safe condition and not require a formal portable appliance inspection or test. However, a simple visual check is recommended to verify the item is not damaged.


    I have been told that I must get an electrician to do portable appliance testing work. Is that correct?


    The person doing testing work needs to competent to do it. In many low-risk environments, a sensible (competent) member of staff can undertake visual inspections if they have enough knowledge and training. However, when undertaking combined inspection and testing, a greater level of knowledge and experience is needed, and the person will need:

    the right equipment to do the tests

    the ability to use this test equipment properly

    the ability to properly understand the test results

    Is Portable Appliance Testing (PAT) compulsory?


    No. The law simply requires an employer to ensure that their electrical equipment is maintained to prevent danger. It does not say how this should be done or how often. Employers should take a risk-based approach, considering the type of equipment and what it is being used for. If it is used regularly and moved a lot e.g. a floor cleaner or a kettle, testing (along with visual checks) can be an important part of an effective maintenance regime giving employers confidence that they are doing what is necessary to help them meet their legal duties.
